Eligibility is judged on the appraised market value set by an accredited valuer (Unified National Accreditation Body), not your purchase price - and you can combine several registered properties to reach it. An off-plan unit does not count until it is built and registered in your name. The 1-year permit is renewable while you keep the property and covers your spouse and minor children; five continuous years lead to permanent residency, ten to citizenship eligibility. Government fees are set in GEL (converted here); appraisal, notary and legal costs vary, so treat the defaults as estimates and get quotes.
