Georgia residency eligibility checker

Estimate whether one property exceeds the current $150,000 appraisal threshold, effective from 1 March 2026. The accredited appraised value matters, not the advertised or contracted price. This tool does not determine legal eligibility or combine several properties.

This checker applies the current property-based short-term permit rule: the accredited appraised value must exceed $150,000 equivalent in GEL. Exactly $150,000 is not enough. The official guidance refers to qualifying immovable property, so this tool does not combine several properties or assess renewals under earlier rules. Contract rights in an off-plan unit may not satisfy the ownership requirement until the property is completed and registered. Government processing fees are set in GEL; appraisal, translation, representation and other costs vary. This is a planning guide, not legal advice - confirm the current requirements with the State Services Development Agency and a licensed Georgian immigration lawyer.

Before you rely on this

This tool checks one numerical threshold only. Full eligibility also depends on lawful stay, qualifying non-agricultural property, registered ownership, an accredited appraisal and the current application rules. Contract rights in an off-plan unit may not satisfy the ownership requirement. Read the residency guide and confirm your case with the State Services Development Agency or a licensed Georgian immigration lawyer.

Research projects that may fit a property-residency strategy

We will send relevant project research and delivery records. Final eligibility depends on registered ownership, appraisal and the current immigration rules.
