What a realistic Batumi yield looks like
Short-let seafront units can gross 10 percent or more in a strong season, but management (often 20-25 percent of revenue), off-season voids, and service fees pull the net figure down materially. Long-term lets are steadier and lower. Whatever a developer’s brochure promises, run your own numbers here first – and check the developer actually delivers on the Delivery Index before you count any income at all.
