Near Batumi, on the shores of Gonio, the real estate development company “Pontus” is building a 5-star hotel, **Pontus Rotana Resort & Spa Gonio**, which is expected to open its doors in 2027. This luxury resort will be managed by Rotana, a well-known international company in the hospitality sector. Built according to Rotana’s standards, the hotel will feature 546 rooms, catering to both short-term and long-term visitors.

The project’s budget is $70 million. Interested investors can purchase hotel rooms and receive a proportional share of the hotel’s profits. The management contract with Rotana is for at least 20 years. **Pontus Rotana Resort & Spa Gonio** is anticipated to bring significant benefits to the local community, with more than 400 people expected to be employed during and after its opening. With its extensive infrastructure and services, the hotel will certainly become a new highlight in the Adjara region.

The feasibility of the project was evaluated by **Cushman & Wakefield**, and the ROI is projected to be around 14%, with an expected investment growth of 80% over the next three years until the completion of construction.

The Pontus team, which has been active in Georgia’s real estate sector since 2016, led by its managing director Irakli Varshalomidze, emphasized that the growing demand for 5-star hotels in Georgia, and particularly Batumi, was one of the key reasons behind their decision to collaborate with Rotana.

“Despite the pandemic, hotel occupancy rates in Batumi have risen by 15% over the past five years, reaching 67%, while the average room price has increased by 20%, standing at $100,” Varshalomidze explains. Currently, Batumi hosts around 250 hotels, offering 12,000 rooms. These numbers show a significant demand for more hotel rooms, especially in the 5-star category.

Located on the beachfront, just 20 minutes from Batumi and near the Georgia-Turkey border, **Pontus Rotana Resort & Spa Gonio** will feature luxury amenities like outdoor and indoor pools, a private beach, a casino, and various restaurants, providing a first-class experience on the Black Sea coast.

**Exclusive offer for investors**: Investors will not only own a hotel room but also receive a share of the hotel’s profits, even if their room is not rented out. 50% of the hotel’s income will be distributed to investors, while the remaining 50% will cover operational and maintenance costs. Rotana has an extensive history in the hospitality industry, dating back to the 1990s when its first hotel opened in Abu Dhabi. **Pontus Rotana Resort & Spa Gonio** will be Rotana’s first project in Georgia, marking an essential milestone in the company’s European expansion.

Construction began in November 2022, and the hotel is expected to open on **May 26, 2027**, coinciding with Georgia’s Independence Day.
